What are the key benefits of our comprehensive AC cleaning service and antimicrobial coating?
Our comprehensive AC cleaning service is an effective method to completely remove dust, pollen, pet dander as well as mold and other stubborn microbial buildup for long period of time. Following a particular step-by-step cleaning and antimicrobial coating process, our method offers many advantages over traditional AC cleaning methods:
Dislodging and dissolving of accumulated dirt, dust, pollen and debris leads to improved heat exchange and air circulation. A more efficiently operating AC (stronger cooling) translates into lower energy consumption and consequently to lower electricity bills as well as a reduced carbon footprint. In fact, the antimicrobial coating minimizes re-accumulation and build-up of debris and other contaminants as the coil will be kept free of biofilm which will prevent other debris from getting stuck and accumulated on the biofilm. This ensures a sustained, long-term coil efficiency and optimal system performance. Consequently, the risk of breakdowns is being reduced resulting in lower maintenance and repair costs while prolonging the lifespan of the air conditioning system.
Air conditioning systems can accumulate allergens such as dust, dust mites, pet dander and pollen as well as biofilm (mold, bacteria, viruses, fungi, etc.), which can cause health problems/risks, especially for allergy sufferers. Aside from making sure that all parts of your AC are completely cleaned during the service, even more important is that the coils are treated in a way that they are protected through a long-term residual shield (thin film on the surface) that contains a biocide to prevent re-accumulation and regrowth of biofilm (mold, bacteria, viruses, fungi, etc.) resulting in significant improved air quality. Keeping clean the AC units is crucial to reduce the spread of germs and to minimize the risk of developing allergies while maintaining a healthy environment in your air-conditioned spaces.
With our cleaning and antimicrobial coating, it is also effective in eliminating unpleasant odors that can develop in air conditioning systems and preventing the re-accumulation and regrowth of odor causing bacteria. It contributes to a fresh air and healthier indoor environment.
We are using high-quality, biodegradable, non-toxic and non-corrosive products from Aeris Environmental which are imported from Australia. You can be assured that the used products pose no risk of damages to your aircon units (no damage of electrical components, no corrosion in the coil or damage on the aluminum fins). In contrast to traditional chemicals our used products have no unpleasant toxic odor.
Frequently Asked Questions
A crucial component of every aircon is its evaporator coil which is responsible for heat exchange within an air conditioning system. These coils are prone to collecting dust, dirt, pollen and biofilm such as mold, bacteria, viruses and fungi over time. A build-up of these contaminants reduces the available surface area for heat transfer (restricted heat exchange) leading to impeding air circulation and forcing the system to work harder to maintain the desired temperature (reduced efficiency). Forced to operate at excessive capacity, the air conditioning system consumes more energy and wears out faster, resulting in a shorter lifespan. Excessive repair and maintenance costs might follow. In addition, accumulated allergens such as dust mites, pet dander and pollen as well as mold, bacteria, viruses and fungi have a sufficient negative impact on the indoor air quality.
A biofilm is a community of microorganisms, like bacteria, viruses, fungi and mold, that attach to a surface and secrete a protective, “glue-like” layer of extracellular polymeric substances (EPS). This matrix allows the microorganisms to form a resilient, organized community that can withstand harsh conditions and can cause persistent infections or contamination.
Physical signs of a dirty aircon include dirty air filters, dust build-up on the fins and coils, mold growth and debris in the drain pan or clogged drainpipes leading to water leakages. Increased allergy symptoms and recurring colds are other signs of dirty aircons.
Performance signs include poor airflow even at high fan speeds, insufficient cooling, unusual noises, unpleasant odours and increased energy bills.
Yes! Accumulated allergens such as dust, dust mites, pet dander and pollen as well as mold, bacteria, viruses and fungi have a sufficient negative impact on the indoor air quality and cause health problems like respiratory ailments, colds and cough, especially for allergy sufferers. Keeping clean AC units is crucial to reduce the spread of germs and to minimize the risk of developing allergies while maintaining a healthy environment in your air-conditioned spaces.
Our skilled professionals with extensive industry knowledge have the expertise to carry out the cleaning effectively and safely without damaging the air conditioning using industry-leading techniques and equipment. We have the expertise to clean all types and brands of air conditioners to make sure that your system runs smoothly, efficiently, and at maximum capacity. For transparency and reference our professionals will also conduct a report card including important AC unit parameters.
A comprehensive cleaning of coils and other components of your AC shall be performed every six months to ensure an optimized system performance and an enhanced indoor air quality. However, several factors may affect this timeline, including local pollution levels, usage habits and the overall state of the AC.
A comprehensive cleaning and antimicrobial coating of an AC unit may take up to two hours. However the amount of time required can vary depending on several factors such as the type of unit and degree of contamination.
In contrast to conventional AC cleaning where the focus lies only on simple cleaning, we add another step: we apply a non-toxic and non-corrosive protective long-term residual shield (thin film on the surface) that contains a biocide that prevents re-accumulation and regrowth of biofilm (mold, bacteria, viruses, fungi, etc.) for twelve months depending on local pollution levels, usage habits and the overall state of the AC.
We measure and compare pre- and post-cleaning parameters such as the temperature, air flow and velocity. As an optional service to verify cleaning effectiveness, we also offer the so called ATP testing to measure the organic residue and microbial presence on the surface of the AC coils. These hygiene monitoring tests are commonly used in the food and healthcare industry and provide quick and reliable data on cleanliness levels through swabbing a surface, adding the sample to a chemical solution that produces light in the presence of ATP, and then measuring the luminescence with a luminometer. Our clients will also receive a cleaning service report with a comparison of the mentioned parameters.
Our service offers a comprehensive cleaning and antimicrobial coating of indoor and outdoor AC units. The cleaning process removes debris and all existing bacteria, fungi, and other contaminants resulting in significant improvements of the AC performance and reduced need for frequent maintenance. In addition, the indoor coils are treated in a way that they are protected through a long-term residual shield (thin film on the surface) that contains biocide to prevent re-accumulation and regrowth of biofilm (mold, bacteria, viruses, fungi, etc.) resulting in significant improved air quality.
Unlike conventional AC cleaning procedures where the outcome solely relies on the use of water alone or in some cases in combination with unknown volatile and toxic chemicals, we are using high-quality, biodegradable products from Aeris Environmental which are imported from Australia. With years of experience, these products are specifically formulated to effectively clean AC systems with added bacteria, mold and mildew protection for long periods of time without harmful side effects or damages to the AC units. Core of the products is their patented enzyme technology, which provides a significantly lower environmental impact to the environment than traditional caustic and acidic cleaning products. Using Aeris Environmental products are significantly safer for those who apply the products and for building tenants and users. Transform your space into healthier, safer, and more efficient environments. In a nutshell, Aeris Environmental products are effective, long lasting, safe and eco-friendly.
Our cleaning procedure outlines the process to effectively removing organic and inorganic debris including mold, bacteria, viruses and fungi from the heat exchange coil through the use of enzyme-based, non-corossive cleaner. This provides an efficient coil performance which reduces energy consumption and ultimately running costs. At the same time the indoor air quality improves significantly. The completely biodegradable and odor free cleaning solution is non-acid and non-alkaline and has no harm or corrosive impact on the heat exchange coils. While it washes down the drain safely, it even frees organic debris loged in those drains. It is a safe cleaning process for users and the environment.
Enzymes are biological compounds that speed up a chemical reaction. They are a type of “good bacteria” that breaks down “bad bacteria” such as waste, dirt, stains, odors and germs. Often cleaning with enzymes has meant a compromise to cleanliness as they have a reputation for being softer for users, surfaces and the environment. Not any more. Aeris’s patented Tri-Enzyme Clean technology has resolved that challenge. Cleaning with the Tri-Enzyme Clean offers the efficacy of caustic and acidic cleaners without the level of risk and damage.
The antimicrobial coating procedure outlines the process to effectively treat heat exchange coils to provide a long-term barrier or as we call it a residual shield (thin film on the surface) that contains a biocide based on benzalkonium chloride preventing re-accumulation and regrowth of biofilm (mold, bacteria, viruses, fungi, etc.) resulting in significant improved indoor air quality.
Additionally, it minimizes re-accumulation and build-up of debris and other contaminants as the coil will be kept free of biofilm which will prevent other debris from getting stuck and accumulated on the biofilm. This ensures a sustained, long-term coil efficiency and optimal system performance. Consequently, this translates into lower energy consumption and ultimately decreases running costs while prolonging the lifespan of the air conditioning system.
A biocide is a chemical substance or microorganism used to destroy, control, or inhibit the growth of harmful organisms, such as mold, bacteria, viruses, fungi, and insects. These substances are designed to be toxic to specific target organisms but are regulated to ensure safety for humans and the environment.
Benzalkonium chloride (BAC) is a broad-spectrum antimicrobial agent with widespread use as an antiseptic, disinfectant, and preservative in pharmaceuticals, personal care products, and industrial settings. It works by disrupting cell membranes and denaturing proteins in microbes.
Residual Shield is an invisible protective film that stays on the surface to disinfect in between cleans. Normal disinfectants work from the moment that they are applied, but are not long lasting and easily recolonized with germs. Invisible to the eye, residual shield is a long-lasting disinfection that continues to disinfect and keeps killing bacteria between cleans.
Yes. The protective film on the coil can be degraded or potentially removed if the surface is cleaned with water.
Over time organic debris including mold, bacteria, viruses and fungi builds up in condensate trays. A build-up of contaminants can cause blockages in condensate drain pans and drain lines which can cause water to overflow and risk damage to equipment and property. The multi-enzyme condensate pan tablet is an advanced multi-functional composition containing specifically selected enzymes and biocides to minimize biofilm and other organic debris formation in condensate drain pans and drain lines up to 12 months. Safe and effective removal and prevention of biofilm and other organic debris minimizes the risk of blockages and condensate overflow. As with all of our products, the condensate pan tables are non-corrosive and environmentally safe for wastewater discharge.
To achieve system efficiency improvements, it is also important to remove and clean all organic and inorganic deposits, dust, soil, scale and other debris found on heat exchange condenser coils and associated surfaces. Similarly to our indoor coil cleaner, the outdoor coil cleaner is a completely biodegradable and non-corrosive product compatible with all metal surfaces without damaging them. A clean and efficient working heat exchange condenser coil ensures maximized operational efficiency and optimal system performance.
Highly corrosive and/or coastal environments reduce the effective lifespan of metals, air conditioning, refrigeration and all metallic surfaces. Hence, protecting coils in evaporator and condenser units is crucial. We use a self-etching high performance modern polymeric water-based coating that has been specifically designed for in-the-field applications to coat and protect metallic surfaces up to 5 years. It is salt spray and abrasion resistant and has no effect on air flow or heat exchange performance.
